Located on a quiet, dead-end street on the West End, 328 Ave B is an easily navigated single-story home that is a short walk away from Dock Beach.
The house was built by island legend Serg Doyen in the 1920s and lovingly renovated in 2022 by its current owners with the help of architect, Dan Costa and DJH Custom Carpentry. The renovation incorporated the property’s outbuildings into the existing home to add a master suite and bigger kitchen. Dan Costa’s design emphasizes the charm of the original buildings and seamlessly combines the renovated areas with the original 100-year-old spaces.
The home features high-end finishes, surfaces, appliances, hardware, and fixtures throughout.
The renovation included a full transformation of the property’s yard. Hardscaping with granite, bluestone, and schist have created new distinct areas to enjoy and navigate the property. Hundreds of plants and trees were added to the yard with an emphasis on native flora and fauna to create attractive, low-maintenance habitats for the island’s birds and bugs. Evergreen trees are strategically placed to ensure the property’s privacy. A hornbeam hedge was added to the south side of the property to create a year-round enclosed courtyard that includes climbing David Austen roses on lattices, not unlike those found in Nantucket’s ‘Sconset village. The east side of the property features a bluestone path that cuts through wildflowers interspersed with birch trees. It leads to a soapstone garden sink with cedar cabinetry, and two extra-large Japanese cedar raised beds. The hill on the north side of the home features a second parking area with granite stairs leading to a bluestone patio with a custom mahogany garden shed and lattice enclosure for the home’s Roth oil tank. A path leads you through a heavily planted slope featuring redbud trees, eastern red cedars, and crab apple trees set among native shrubs, grasses, and herbaceous perennials. The path terminates at the home’s deck which features a pergola with fragrant, climbing David Austen roses and a custom mahogany Big Green Egg cabinet and counter. The deck also features a surprising view. Other exterior features include a handsome cedar outdoor shower on the west side of the home and impressive mature black cherry and oak trees on the property’s northeast corner. Exterior lighting design is accomplished with solid brass Cast branded fixtures.
The home’s efficiency and mechanicals have also been updated by the current owners. Closed-cell spray foam insulation has been added to all sections of the house. All windows have been replaced with Marvin Ultimate Series glazing with retractable screens. All doors have been replaced with Simpson Nantucket Series solid wood doors and an oversized Marvin Ultimate sliding door. The forced water heating system has been supplemented with a high-efficiency LG Red heat pump that provides heating and cooling to the master suite and common areas of the house. A whole-house water filter by WateRx and an auto water shut-off system by Phyn address water safety issues. A new high-efficiency HTP hot water tank was installed last year.
Property must be seen to be fully appreciated. It is a tasteful, turn-key, year-round home with a low operational cost.
